When a tenancy ends badly or a property has sat empty, the work is rarely one trade. We survey the whole thing, quote it as one job, run the trades in the right order and hand it back ready to let.
A void costs money every week it stays empty, and the usual reason a turnaround drags is co-ordination — the plasterer can't start until the plumber's been, the decorator can't start until the plaster's dry, and nobody is holding the sequence. We hold it.
A room-by-room condition report with photos, priced as one job rather than a series of separate call-outs.
House clearance, waste removal and a deep clean before any trade starts.
Gas safety, EICR and alarms done at the start, so the property can be marketed while the rest of the work finishes.

If you have a number and a target rent rather than a spec, say so. We'll come back with what that budget realistically buys and what we'd leave out, instead of quoting the full job and letting you find out later.
It depends entirely on what's wrong — a clean, decorate and certificate is a different job from a property that needs a kitchen, a bathroom and a re-wire. The survey gives you a date; we'd rather give you a real one than a fast one.
You get a revised price and date in writing before any extra work happens. No surprise invoices.
Yes. If you're an agent or a landlord with a portfolio, voids can be scheduled together — a monthly plan covers the ongoing maintenance alongside it.
We take handover photos of the finished property. Ask and we'll time them for when the last trade is off site.
